A new report from the National Association of Realtors has put a small Utah city on the map in a big way. The 2026 commercial real estate demand index places the St. George metro area at the very top of the list for economic momentum, beating out major markets like New York City and Los Angeles. The ranking measures a combination of job growth, population inflow, and local business expansion, and St. George scored highest on all three.
The report highlights that the southwest Utah region has seen a steady rise in new construction, retail space leasing, and industrial development over the past two years. While the Big Apple remains a giant in total commercial volume, the index focuses on growth rate rather than sheer size. That is where St. George stands out. The city added thousands of new residents in the last census cycle, and that population surge has directly fueled demand for office space, warehouses, and storefronts.
Local brokers say the shift is not a fluke. They point to a business-friendly tax climate, a strong tourism base, and a growing number of remote workers who have moved to the area for the outdoors and lower cost of living. One commercial agent noted that out-of-state investors are now calling daily, something that was rare just five years ago. The NAR report also notes that St. George has avoided the oversupply problems seen in some Sun Belt cities, keeping vacancy rates low and rents steady.
For now, the message is clear: the next big thing in commercial real estate might not be in a coastal hub. It is in the red rock desert of Utah.
