Mitchell Real Estate Market Update: Home Prices, Inventory and Trends for August 2026

The Mitchell, South Dakota, real estate market is showing clear signs of momentum heading into August, with homes selling at a noticeably faster pace than they did at this time last year. The shift comes even as the number of available properties has dropped, creating a more competitive environment for buyers.

According to the latest local data, the median home price in Mitchell has held steady at around $265,000, a modest increase from the same period in 2025. Sellers are seeing offers come in closer to their asking price, with the average sale-to-list ratio now sitting at 98.5 percent. That is up nearly two points from last August, suggesting that buyers are less willing to lowball and more eager to close deals quickly.

Inventory remains the biggest story. Active listings in the Mitchell area have fallen by roughly 12 percent compared to last year, leaving just over 60 homes on the market at the start of the month. That translates to about 2.8 months of supply, well below the five to six months typically considered a balanced market. For context, a year ago buyers had closer to four months of options.

The result is a faster turnaround. The average days on market has dropped to 34 days, down from 48 days in August 2025. Homes priced under $300,000 are especially hot, often receiving multiple offers within the first week. Properties in the $350,000 to $450,000 range are moving too, though they take a bit longer and sometimes require price adjustments.

New construction is helping to fill some gaps, with a handful of builders reporting steady interest in lots on the north and east sides of town. But the pace of new builds has not kept up with demand, and most finished homes are being snapped up before they even hit the MLS.

For buyers, the takeaway is clear: be pre-approved, move quickly, and be ready to act when a suitable home appears. For sellers, the current conditions favor pricing realistically and staging well, as competition among buyers is strong but not reckless. As fall approaches, the market is expected to remain tight, though a slight uptick in listings after Labor Day could offer a bit more breathing room.
