The American Real Estate Association has signed a lobbying agreement with Blount Strategic Initiatives, a government affairs firm based in Washington, D.C. The move signals a more aggressive push on housing regulation as Congress weighs new restrictions on institutional investors.
According to a disclosure filing, the association registered the firm to lobby on federal housing policy, specifically issues tied to single-family rental ownership and property acquisition by large investment groups. The filing lists housing finance reform and tax treatment of real estate investment trusts as key areas of focus.
The decision comes as lawmakers on both sides of the aisle have introduced bills aimed at curbing the influence of Wall Street-backed buyers in the residential market. Several proposals would limit the number of homes a single entity can own, impose new disclosure requirements, or create financial penalties for bulk purchases. Supporters argue these measures would help first-time buyers compete in a market where cash offers from institutional players often win.
The American Real Estate Association represents a broad coalition of developers, property managers, and investment firms. By bringing on Blount Strategic Initiatives, the group is looking to shape the debate before stricter measures gain momentum. The firm has a track record of working with real estate and financial services clients, and its leadership includes former congressional staffers with ties to the House Financial Services Committee.

With housing affordability ranking high in voter surveys ahead of the next election cycle, the lobbying push is likely to intensify in the coming months. The association will need to balance the interests of its investor members against a political climate that is increasingly skeptical of large-scale property ownership.
