After months of sluggish transactions, Fresno County is finally showing a modest uptick in closed sales, driven largely by sellers who are willing to meet the market where it stands.

Local agents report that homes sitting on the market for over 30 days are now seeing price reductions of three to five percent, a shift from the stubborn pricing seen earlier this year. That adjustment appears to be working. Data from the Fresno Association of Realtors indicates that pending sales rose in the last two reported weeks, with a noticeable bump in the three to five hundred thousand dollar range, which remains the most active segment for first-time buyers and move-up families.

The improvement is not dramatic, and experts caution against calling it a full recovery. Interest rates, while off their recent peaks, still hover above six percent for a conventional thirty-year loan, keeping monthly payments high. But the combination of slight rate dips and more negotiable sellers has brought some buyers off the fence. Open houses in popular neighborhoods like Clovis and north Fresno are drawing more foot traffic than they did in late spring.

Inventory remains a mixed bag. There are more homes available than a year ago, but many are in the upper price tiers where demand is thinner. The lower end, under four hundred thousand, still sees multiple offers in good condition, though not the bidding wars of 2021. For now, the takeaway is simple: patience is paying off for buyers, and sellers who price correctly are finding their homes move. The coming weeks will show whether this is a seasonal blip or the start of a steadier pace.
