February 19, 2025 - The real estate market in the High Country, encompassing Alleghany, Ashe, Avery, and Watauga Counties, has reported a striking decrease in closing sales for January. Compared to the same month last year, sales dropped by 35.5%. Despite this decline, the total closing amount for January 2025 reached $44.3 million, with eighty properties sold, including single-family homes and condos/townhouses. In contrast, the total for January 2024 was only $10.9 million.
The harsh winter weather experienced in January 2025 is thought to have played a role in the reduced number of transactions. Additionally, the combined median sales price for the four counties stood at $390,950, reflecting a decrease of 20.5% from the previous year. This downturn in the market raises questions about the future trends in the region, as potential buyers and sellers navigate the changing landscape of real estate in the High Country.
