The act focuses on structural changes, like encouraging local governments to allow more density and reducing regulatory hurdles for developers. These are slow-moving fixes. They might add thousands of new units in a few years, but they do nothing to lower today's mortgage rates or unlock the tight inventory that frustrates so many in the market. Sellers who want to move are stuck with low-rate mortgages from previous years, and buyers face prices that have not dropped meaningfully despite higher borrowing costs.
The result is a costly question: wait for the law's potential long-term benefits, or move forward in a market that feels stuck. For now, the answer depends on individual circumstances, not on a signature in Washington.
