A new partnership between Samara and Prometheus Real Estate Group is set to bring additional housing units to a rental community in Mountain View, California. The project leverages California's SB 1211, a state law that streamlines the approval process for accessory dwelling units, or ADUs, on existing multifamily properties. By adding these units to an already established rental site, the initiative aims to increase housing supply in one of the state's most tightly constrained markets.
Mountain View, located in the heart of Silicon Valley, has long faced a severe shortage of affordable and moderate-income housing. The region's high land costs and limited available space make traditional new construction difficult and expensive. This project sidesteps those challenges by building smaller, separate units within the footprint of an existing multifamily complex. The approach is seen as a practical way to boost density without requiring large-scale redevelopment.
Samara, a company focused on prefabricated ADU solutions, will handle the design and construction of the units. Prometheus Real Estate Group, the property owner, will integrate them into the existing community. The units are expected to be rented at market rates, but their smaller size and lower construction costs could offer more attainable options compared to standard apartments in the area.
Local housing advocates have praised the project as a model for other cities grappling with similar supply issues. By using SB 1211, the developers bypassed some of the lengthy permitting processes that often delay new housing.
