The U.S. housing market showed signs of a gentle rebound in February, with existing-home sales rising 1.7% from January. This increase coincides with a notable improvement in housing affordability, which has now grown for eight straight months, offering a glimmer of hope for prospective buyers.
While the national sales pace improved, regional performances were mixed. On a monthly basis, three of the four major U.S. regions posted sales gains, with only the Northeast experiencing a slight decline. Comparing February to the same month last year, however, reveals a more challenging landscape, with sales down in the Northeast, Midwest, and West. The South stood alone as the only region to see a year-over-year increase.
A critical factor for the market's future direction is inventory. The report indicates that the number of homes for sale is indeed growing, but the pace remains sluggish. This continued constraint on available properties is likely to keep upward pressure on home prices even as sales activity gradually recovers. The data suggests a market in transition, where improved affordability is beginning to attract buyers, though the supply of homes continues to lag behind demand.
