Miami Area Gets First New Manufactured Home Community in Decades

Miami Area Gets First New Manufactured Home Community in Decades

A new housing development called Cottage Grove is bringing a rare option to South Miami-Dade County: affordable single-family homes starting at $129,900. The community, located in the southern part of the county, will feature 349 manufactured homes, marking the first new community of its kind in the Miami area in decades.

Each home is a single-family unit, built to modern standards and designed to look like a traditional cottage rather than the stereotypical mobile home. Developers say the project aims to address the severe shortage of affordable housing in a region where median home prices have soared well above $500,000. The price point of $129,900 is a fraction of what a typical new home costs in Miami-Dade, making homeownership accessible to working families, first-time buyers, and retirees on fixed incomes.

Cottage Grove will include amenities such as a community pool, a clubhouse, and green spaces. The homes are expected to be fully finished with central air conditioning, modern kitchens, and laundry hookups. The development is located near major highways and shopping centers, offering residents a commute to downtown Miami of roughly 30 to 40 minutes.

Local officials have praised the project as a step toward solving the area's housing crisis. Manufactured homes, once stigmatized, have improved significantly in quality and durability. They are built in factories to federal standards and can withstand hurricane-force winds, a key consideration for South Florida. The community is expected to break ground later this year, with the first residents moving in by early next year.
