How a 19th-century real estate agent pioneered the virtual tour

Most people assume the virtual tour is a product of the internet age, a slick 360-degree video or a drone flyover. But historians have uncovered a much stranger origin story. For roughly two decades in the 1840s and 1850s, a real estate agent in the United States was selling homes and land to distant buyers without a single photograph. Instead, he used a hand-drawn, foldable panorama.

The agent, whose name has been pieced together from old city directories and newspaper ads, would sketch every room of a property in precise, linear detail on a long strip of paper. He then rolled the strip into a small cylinder, similar to a scroll. When a potential buyer in another state received the package, they would unroll it slowly, moving from the front door through the parlor, kitchen, and bedrooms, mimicking the experience of walking through the house. The scroll even included small annotations for ceiling height and window placement.

This was not a simple floor plan. It was a sequential visual narrative, designed to build a sense of place and flow. The agent marketed these "walking views" as a way to judge a property's character without the expense of travel. He charged a modest fee for each scroll, refundable if the client purchased the land.

The practice faded by the late 1850s, partly because it was labor-intensive and partly because the first crude photographs of buildings were starting to appear. But the core idea, that a staged, sequential visual experience can replace physical presence, never really died. It just waited for a faster medium.
