Macomb County real estate transfers recorded  Nov. 3-7, 2025

Property sales across Macomb County continued at a steady pace during the first full week of November, with dozens of residential and commercial transfers recorded between November 3 and November 7, 2025. The transactions, filed with the county register of deeds, reflect ongoing activity in both established neighborhoods and developing subdivisions.

Among the notable sales was a three-bedroom colonial in Sterling Heights that changed hands for $285,000, slightly above the area's median home price. In Clinton Township, a ranch-style home on a corner lot sold for $310,000, while a condominium unit in a popular Shelby Township complex went for $199,900. Several waterfront properties along Lake St. Clair also saw transfers, including a four-bedroom home in Harrison Township listed at $475,000.

Commercial real estate remained active as well. A small retail strip in Mount Clemens was sold for $620,000, and a vacant lot zoned for light industrial use in Warren was purchased for $180,000. The data suggests that buyers are still finding opportunities despite fluctuating interest rates, with first-time homebuyers and investors both represented in the filings.

Real estate agents in the region noted that inventory levels remain tight, particularly for homes under $300,000, which continue to attract multiple offers. The week's transfers also included several foreclosures and bank-owned properties, indicating that distressed sales are still a factor in the local market. County officials expect the pace to slow slightly as the holiday season approaches, but the early November figures show no immediate signs of a significant downturn.
