The trend reflects a broader push to repurpose aging infrastructure rather than demolish it.

Developers and architects are finding that the solid brick and concrete shells of these substations offer a blank canvas. The structures often come with high ceilings, thick walls that provide natural insulation, and industrial-grade floors. Some have been converted into sleek, minimalist apartments that retain original steel beams and switchgear panels as design features. Others are being turned into multi-level townhouses, with new windows cut into the masonry to let in light.

The appeal is twofold. For buyers, these homes offer a piece of history and a distinctive layout that standard apartments cannot match. For the energy companies that own them, selling off obsolete substations avoids the cost of demolition and generates revenue from otherwise useless assets. The process is not always simple. Converting a substation requires careful removal of hazardous materials like asbestos and old oil, and the electrical infrastructure must be fully decommissioned by certified engineers.

While still a niche market, the conversions are becoming more common in cities like Melbourne and Sydney, where land is scarce. As the energy grid modernizes and moves to renewable sources, more of these concrete boxes will likely hit the market. For now, they represent a creative solution to the housing shortage, turning forgotten pieces of the urban landscape into homes that are anything but ordinary.
