A couple in their 30s has reached financial independence by sticking to two core real estate investing rules, according to Cody Berman, a real estate investor who shared their story. The first rule is the well-known "1% rule," which Berman says can be used as a starting benchmark to figure out if a rental property will generate positive cashflow. Under this guideline, the monthly rent should equal at least 1% of the property's total purchase price. For example, a home bought for $200,000 should rent for at least $2,000 per month. This simple check helps investors avoid properties that might actually cost them money each month after mortgage, taxes, insurance, and maintenance.

The second rule the couple followed was to focus on properties in stable, middle-class neighborhoods rather than chasing high-end luxury rentals or distressed fixer-uppers. They looked for homes that needed only cosmetic updates, not major structural repairs. By buying in areas with steady demand from long-term renters, they minimized vacancy risk and kept turnover costs low.

Over about seven years, the couple accumulated a small portfolio of single-family rentals. They reinvested the cashflow from each property into the next down payment. Eventually, the rental income grew large enough to cover all their living expenses. Berman noted that the couple did not use any fancy strategies or risky leverage. They simply applied these two rules consistently and let time do the work. Their story shows that financial independence through real estate does not require a huge starting capital or complicated deals. It requires discipline, patience, and a clear focus on cashflow from the very first property.
